Cape Cod Short-Term Rental Certificate and Licensing Information

All short-term rentals in Massachusetts require a certificate from the state. Additionally, most towns on Cape Cod require a local certificate, permit, or notification of your intent to rent your home short-term. At Capehost.ai, we’re happy to guide our clients through this process. Below, we’ve provided detailed instructions to help you navigate the requirements.

MassTaxConnect Instructions (Essential for All MA Short-Term Rental Homeowners)

1. Visit MassTaxConnect.

2. Click on “Sign Up”.

3. Select “Create My Logon”.

- If you’re a Massachusetts resident, choose “I am an individual who has previously filed taxes in the state of Massachusetts”.

- If you’re not a Massachusetts resident, select the option that best describes your situation.

4. Choose Social Security Number as your ID type. Enter your SSN and select “Personal Income Tax” as the account type. Proceed with the verification process.

- You’ll be asked to provide one of the following:

- A tax return amount, or

- A tax refund amount from one of your past three Personal Income Tax returns.

5. Set up your account password.

6. After logging in, click on the “More…” tab and select “Add an Account” to register for the Room Occupancy Consolidated tax type.

- When prompted for a start (or “effective”) date, use the current date. It’s acceptable even if you don’t plan to rent immediately.

7. Upon completion, you should receive a certificate and certificate number in the messages section of the site. If you’re partnering with Capehost.ai, please download, save, and send the certificate to us via email (no sensitive data is included).

For Falmouth Homeowners

Falmouth homeowners must apply and pay for a short-term rental permit here: Falmouth Short-Term Rental Permit Registration.

For Residents of Other Cape Cod Towns and Villages

If your property is located in another town or village on Cape Cod, you may also need to apply and pay for local permits. Regulations can vary by locality, so it’s important to check the specific requirements for your area.
